Luxor Group to transform 16,000 sq ft St Helens building into apartments
Luxor Group has broadened its slice of the St Helens property market with the acquisition of a 16,000 sq ft building in the town centre.
The developer, which is currently investing £1m to turn the former Tyrers department store into luxury flats, snapped up Claughton House for an undisclosed sum.
Located on the corner of Claughton Street and Barrow Street, the upper floors of the property will be converted into 18 residential units – a mix of studios and one- and two-bedroom apartments.
A selection of the proposed apartments on the top level will feature outdoor seating areas.
To be known as Luxor House, the scheme includes ground-floor retail units occupied by law firm KP Solicitors and a café, both of which will remain unaffected by the development.
Luxor Group said planning permission is in place for the first, second and third floors of the building.
Paul Nicholson, managing director of Luxor Group, said: “We are excited to start this project, make our vision a reality and bring another unloved derelict building back to economic use.
“Claughton House is well located in the town centre with quality businesses located nearby, including estate agents, banks, accountants and firms of solicitors.”
He continued: “We believe there is an opportunity to introduce new, high quality housing and with our proposed vision this area of the town will become the ‘Professional Quarter’.
“We are currently undertaking due diligence and viability statements across other sites in the town centre too. There are exciting plans for St Helens being proposed by other local entrepreneurs which is encouraging; the town centre could be a totally different place in a very short period.”
Gary Maddock, St Helens Council’s town centre manager, commented: “As a council we are very excited by Luxor Group’s regeneration plans and vision for St Helens town centre.
“The acquisition of Claughton House will bring a vacant office building back to life and introduce high quality housing in the heart of the town centre.”
He added: “It’s exciting to see the level of investment and growth in St Helens in such a short period – I’m confident this will continue into the future.”
Claughton House will bring Luxor Group’s St Helens town centre portfolio to 38 units and its wider Merseyside offering to 177.
