Plans submitted for part two of previously contested Bellway scheme near Bolton
Bellway Homes is looking to build hundreds of houses near Bolton in the next stage of a previously contested residential development.
Plans for the £21m scheme, proposed for a 24.7-acre site at Bowlands Hey in Westhoughton, were submitted by planning consultancy Lichfields.
The development comprises 51 four-bed detached, 35 three-bed detached, 44 three-bed semi-detached, 22 three-bed semi-detached mews and 21 two-bed semi-detached mews properties.
Of the units proposed, 61 will be affordable homes.
The scheme is the second phase of a wider development from Bellway, which has planning approval for 129 homes on adjacent land.
Phase one of the scheme was initially blocked by Bolton Council, but the ruling was later overturned by a planning inspector because the authority was unable to show it had a five-year housing land supply, according to Lichfields.
Simon Pemberton, senior director at Lichfields’ Manchester office, said: “The development boasts a significant amount of open space, some of which ties in to the existing Pennington Brook which runs along one side of the development and helps to establish the development appropriately in its position on the edge of the urban area.
“It has the potential to create a high quality residential development which will integrate well into the wider area.”
According to Lichfields, the development will sustain 45 on-site construction jobs and 70 off-site in construction-related industries over its four-year build period.
It could also provide an annual boost of £7m for the local economy, with Bolton Council receiving close to £1m through the Government’s New Homes Bonus Scheme.
