Behind the stats – How to keep the market moving

With the latest figures showing average monthly and yearly changes in house prices in the UK, Adore Properties MD, Jeremy O’Connor, buries into the reasons behind the stats in the North East, which saw a -0.7% drop annually but a monthly rise of 0.3%.

The North East has always had a reputation for affordable housing and the figures released this week have confirmed that this remains the case overall. While the market traditionally switches between being advantageous to either buyers or sellers, we have observed on Teesside that the market is particularly fluid, with plenty of opportunities for both to strike great deals.

As a local estate agent, focused on specific areas of Teesside, I believe the reasons we have continued to see a good amount of activity around Hartburn, Stockton, and further afield is down to a combination of realistic pricing, understanding requirements and the extra touches that make sale ads as informing and appealing as possible.

With research from Halifax also showing that we have seen the lowest rate of increase in housing since March 2013, it is a further sign that we need to focus on ensuring that homes are priced competitively for their local area, account for the local levels of interest and are priced, not to flatter the sellers, but to ensure the all-important sale.

For buyers, whether they’re looking to purchase their first home, upgrading or down-sizing, having a good range of options to choose from is paramount and allows them to be more specific in their requirements; from gardens and drives to the size of their dining room and number of bedrooms.

As estate agents it is our job to ensure that we lay out all the information on homes as clearly as possible leaving buyers completely informed, whilst at the same time using stunning and professional imagery to showcase homes at their very best.

By ensuring homes are fairly priced, understanding buyer’s requirements and making sure adverts are clear, informative and tempting, we can provide the best possible conditions for the housing market to remain fluid and appealing to both buyers and sellers at a local level, no matter what the wider market indicates.
