Warth Business Park in Bury set for £4m makeover

Warth Business Park in Bury is about to undergo a multi-million pound overhaul.

Property firm St. Modwen has revealed plans to regenerate the 283,860 sq ft scheme, which occupies a 14.3-acre site between Bury, Radcliffe and the M66 and M60 motorways.

A £4m investment will see the development partly reconfigured, creating new industrial and office accommodation ranging from 1,500 sq ft to 50,000 sq ft. Existing areas of the park will also be improved.

Warth, the biggest single-ownership industrial estate in Bury, comprises industrial and office space, a business centre, café and self-storage and storage compounds.

Under the investment programme, Birmingham-headquartered St. Modwen will remove redundant units, construct office accommodation, replace roofs and install new electric, water and data infrastructure.

Improvements to Warth’s business centre, which occupies a former mill building, will include external improvements and masonry repairs.

St. Modwen acquired the business park in 2015.

David Nuttall, senior development manager at St. Modwen, said: “We have confidence in the local market and know that this investment will help address the current lack of supply in the locality.

“We have a variety of accommodation on site and a range of good quality tenants.”

He continued: “We’re looking to build on this solid base, create opportunities for growth and create value by delivering a range of high quality refurbished units for the Bury market.”

Bury Council Leader Cllr Rishi Shori commented: “We are delighted to support this superb development by St Modwen.

“The success of our local economy is vital and is one of our highest priorities. This project will attract new businesses and jobs and complement the regeneration initiatives that are taking place across the borough of Bury.”

St. Modwen’s professional team for the programme includes project manager Knight Frank, mechanical and engineering contractor CPW, planning consultancy GVA, AEW Architects and engineers Rodgers Leask.
