Work commences on £1m modernisation of Sheffield industrial estate
Work has commenced on ‘revitalising’ an industrial estate in Sheffield amid heightening occupier demand.
Langtree, which manages the site on behalf of an institutional client, is now carrying out an improvement plan, budgeted at approaching £1m, at Meadowbrook Industrial Estate in Holbrook.
The 14-unit site was acquired around 18 months ago and a letting to Screwfix has added to the occupier line up of Howdens Joinery, Plumb Center, Spinks and Travis Perkins.
Units 10-12, each extending to around 5,000 sq ft which could be combined for a total of 15,111 sq ft, are currently vacant and are undergoing changes as part of the modernisation, which includes new office accommodation, external decoration, signage, and new aluminium windows.
The entire estate, which is arranged as five terraces, is also set to benefit from an external upgrade to include improved landscaping and signage to modernise the estate.
Kathryn Smart, group senior property manager at Langtree, said: “Our strategy of revitalising industrial estates is now underway at Meadowbrook Industrial Estate.
“The estate already benefits from a number of trade counter and industrial occupiers and we expect our extensive refurbishment programme to attract further interest.”
Meadowbrook Industrial Estate, which fronts onto Station Road, is located approximately six miles south east of Sheffield city centre, and approximately five miles from Junction 30 and four miles from Junction 31 of the M1.
Rebecca Schofield, partner at Knight Frank, added: “The estate is ideally located south east of Sheffield within the Holbrook area of the city and enjoys easy motorway access.
“We are seeing an increasing number of these industrial estates modernised to cope with the heightening demand across South Yorkshire.”
