£8m revamp completed at 'landmark' Leeds city centre office building
Work has now been completed on an £8m refurbishment project at 7 Park Row, which sits at the heart of Leeds city centre’s financial area.
Working on behalf of CBRE Global Investors, construction services business Harris CM has fully transformed all 12 storeys of the building as well as adding cantilevered 1.5m extensions on three sides of the upper floors, creating more than 500 sq ms of additional floorspace.
The building, which has a BREEAM Very Good rating, now offers eight floors of Grade A office space, with a large shell area on the ground floor for occupation by a restaurant, and its two basement floors have planning consent for a variety of uses including a restaurant, bar or gymnasium.
A double height ground floor reception area has also been created and glazed curtain walling has been installed across all floors.
There are a variety of interior finishes, including some floors with exposed services and others with suspended ceilings, to appeal to a wide range of occupiers from creative businesses to professional service occupiers.
Jason Adlam, CEO at Harris CM, said: “This is a landmark building within Leeds city centre’s main office district, but it felt dated and fell short of what most modern office occupiers have come to expect.
“This project has seen the entire building completely refurbished with a superb modern design to give it a whole new lease of life, and it will now appeal to any businesses that want an impressive office in a really accessible part of the city centre.
“It’s been a superb project for us to be associated with.”
Built in the 1970s, the Baltic brown granite clad building was originally the former regional headquarters of Lloyds Bank and incorporated one of the largest high security cash depositories outside London.
The development is now being marketed by Savills.
