Carter Jonas property consultants sell £12m residential scheme in Buckinghamshire
National property consultancy, Carter Jonas has sold a residential development opportunity on behalf of a consortium of private landowners to Abbey New Homes for an asking price of £12m.
The 15.49 acre (6.27 hectare) former agricultural site, on the northern edge of Stoke Mandeville in Buckinghamshire, has outline planning permission for up to 117 new homes, of which 30 per cent will be allocated to affordable housing, and informal public open space with a children’s play area.
James Bainbridge, head of planning and development at Carter Jonas, said: “We identified the development potential of this well-situated site and negotiated a number of agreements to facilitate a planning permission.
“This included a collaboration agreement between the three landowners and a subsequent promotion agreement with Gladman.
“It generated a lot of interest during the informal tender process, with 11 regional and plc house builders coming forward with a bid. We were able to maximise the value of the site for the landowners with a sale at above asking price.”
Carter Jonas worked with Gladman Developments to gain planning permission before bringing the site to the open market.
