Citu developers reveal 10,769 sq ft Eagle Works building restoration in Sheffield
Sustainable property developer, Citu has unveiled the newly-restored £3.6m Eagle Works in Sheffield’s Kelham Island district, releasing five office spaces totalling 10,769 sq ft.
Once at the heart of Sheffield’s industrial revolution, the 19th century mill building offers space for up to 125 people. Eagle Works has been renovated by the Citu in-house team - which spent more than two years on the project.
Citu has ensured that Eagle Works is also equipped with the latest in sustainable technology. The scheme has 59 kilowatts of solar panels and biomass heating, all of which can be controlled by the office tenants via the Actuate app.
The app lets tenants track electricity, heating and water usage and also has a ‘work and away switch’, meaning all non-essential circuits can be turned off remotely, saving businesses energy and money.

Chris Thompson, Citu’s managing director, said: “Eagle Works is a beautiful building in a fantastic location, so it’s been a real labour of love to tear away the decades of decay and neglect to finally reveal a very special space to work.
“As with all our projects, sustainability is at the forefront of everything we do and Eagle Works is no exception.
“It offers some of the highest green credentials of any office space available in Sheffield at the moment which is very appealing to businesses who care about the environment and want to reduce their carbon footprint.”
Tom Shelton, lettings agent at Fox Lloyd Jones and responsible for letting the spaces, added: “Kelham Island has seen a huge amount of regeneration in the last ten years, and it’s now one of the most sought-after areas to locate a business in Sheffield.
“With an abundance of shops, cafes and restaurants nearby, as well as a plethora of creative businesses, it’s a perfect mix of heritage and contemporary.”
Eagle Works opened for the first time on October 26 and 27, and hosted various art exhibitions, craft stalls, and food and drink pop-ups.
