Two-week deadline for land earmarked for nearly 500 homes
There is just two weeks left for buyers to bid on a significant parcel of land in Gloucestershire, which includes planning permission for nearly 500 new residential homes.
Already sparking an impressive interest from buyers, Pirton Fields, in Churchdown, is the largest site currently being marketed by national property consultancy, Bruton Knowles’ Gloucester office. It will be pivotal in providing substantial new homes to meet the current housing crisis and shape the future of Gloucestershire for the next ten years.
Planning permission in principal to build 465 dwellings on the 49 acres of land released from the green belt was granted in July 2018, as part of the Cheltenham, Gloucester and Tewkesbury Joint Core Strategy (JCS) – a strategic development plan approved by the local councils to help bridge the gap between the local authorities and build 35,000 homes by 2031.
With 1,100 new homes planned for completion in Churchdown as part of the JCS strategy, the land will be crucial in meeting these ambitious targets. In addition, 35% of the homes proposed will provide much-needed affordable housing including shared ownership and affordable rents, following growing demand in the area.
With an unrivalled knowledge of the local area and the Joint Core Strategy, Bruton Knowles was appointed by the landowner, housebuilder and strategic land promoter, Mactaggart & Mickel Group, to market the sale, following successful promotion of the land interest by the Group.
Mactaggart and Mickel Group is a significant promoter of strategic land and has recently expanded from Scotland into the Midlands and South west region. The company has opened an office in central Cheltenham and values the excellent knowledge and expertise of Bruton Knowles in the local area.
Scott Winnard, Partner at Bruton Knowles, said: “With 12 offices across the UK, including Gloucester, the Bruton Knowles team is equipped and experienced to provide invaluable knowledge and expertise to developers and landowners.
“Pirton Fields will provide an important contribution to the local area, while ensuring ambitious housing targets are adhered to, in an area of significant growth. So far, Bruton Knowles has steered the landowners through choice of promoter and the planning minefield with Mactaggart & Mickel Group securing planning approval. Now, we look forward to the delivery of much needed housing in Gloucestershire.”
Andrew Mickel, a Director of Mactaggart & Mickel Group, added: “We have formed an effective working partnership with Bruton Knowles and value their expertise and local knowledge. We are in no doubt that the successful sale of land at Pirton Fields will be the first of many similar business ventures as we seek to expand our presence in England from our base in Cheltenham.”
Bruton Knowles is an independently-owned national property consultancy with 12 offices across the UK. Its large multi-disciplinary team is highly experienced in sale and purchase, valuation, leasing and strategy across commercial, rural and urban property, and has specialist expertise in utilities, public sector and social housing.
