Bessemer Park in Sheffield brought to market by Leeds industrial firm

Acting on behalf of PLP (Peel Logistics Property), the CBRE Leeds Industrial Team, alongside joint agents Knight Frank and Moriarty & Company, have been instructed to bring Bessemer Park to the market.

PLP is redeveloping the former Outokumpu steel works on Shepcote Lane, in Sheffield, to deliver a prime industrial and logistics park.

Following the tender process to appoint a contractor, Phase One construction will start on site in January 2019 on a speculative basis, and Bessemer Park will be delivered in two phases.

Phase One includes the construction of two industrial/warehouse units, comprising 45,000 sq ft and 134,000 sq ft programmed for completion Q4 2019.

Phase Two will provide further industrial and logistics accommodation on the remaining 30 acres of land, where PLP can deliver build to suit options depending on future occupier requirements of up to 500,000 sq ft.

The site benefits from direct access onto the strategic motorway network from Junction 34 of the M1 motorway and is a well-established location for manufacturing and logistics with notable occupiers, including Clipper Logistics, Boeing and McLaren Automotive.

“Bessemer Park represents a unique opportunity for the city and regional industrial and logistics market, where supply, particularly in the M1 corridor, is limited.”

CBRE’s Leeds Planning and Development team secured planning approval from Sheffield City Council’s Planning Committee in July on behalf of PLP.

Rebecca Schofield, a partner at Knight Franks, added: “This scheme will provide much needed space in the heart of Sheffield where there is currently limited supply.

“Its location will appeal to both local Sheffield occupiers and those from further afield looking to maximise on the development’s prime location and transport links for the M1.”
