Yorkshire construction firm completes its biggest regeneration scheme worth over £12m
Leeds-based design and build specialist, headoffice3 has handed over the scheme to London developer, Inspired Asset Management.
Fabrick in Cheadle Hulme is the second lease of life for the former 82,000 sq ft Sim Chem House, a 1960s office building which previously lay vacant for almost 10 years and had a contract value for headoffice3 of in excess of £12.6m.
The imposing building had become a blot on the landscape lying just 200m from Cheadle Hulme Railway Station but has now been converted under permitted development rights to provide 184 apartments.
New exterior render and cladding gives a feel of a purpose-built apartment block, with high specification interiors the scheme is very appealing to young professionals looking to live in a highly desirable area with great connectivity.
headoffice3 director, Jonny Phillips, said: “As permitted development office to residential specialists, this is the type of scheme we relish.
“The conversion of existing buildings has grown at an unprecedented rate since the relaxation of planning laws in 2013, but it’s not an easy task.
“There are many challenges in dealing with an existing building which was built for a different use, but having a fully co-ordinated in-house design, procurement and delivery team, and through our extensive experience in this sector, we have again delivered an exceptional high-quality fit for purpose apartment building.”
Sales at Fabrick are now well underway, with interest levels increasing now that the finished building can be seen and the individual apartments viewed.
The construction director for developer Inspired Asset Management, Neil Kerridge, added: “It has been a pleasure working with headoffice3.
“Building on the vast office to residential conversion experience of both companies, the whole team has combined to deliver an exceptional product and we look forward to working with headoffice3 on another regeneration project in the future.”
