Weybridge entrepreneur secures 10,000 sq. ft of pre-lets at hospitality-led serviced office scheme

YoooServ, a premium challenger brand to the flexible office sector created by entrepreneur Benjamin Willmore, has secured circa 10,000 sq. ft of pre-lets at its forthcoming office at The Heights in Weybridge, Surrey. The news reflects confidence despite short-term Covid-19 uncertainty and an appetite for an up-market, regional hospitality-led offering which has to date been lacking from the market.

YoooServ is fitting out circa 21,000 sq. ft of space initially at The Heights – which forms part of a wider new office campus - and is expected to launch in May. Pre-let demand has come from a mix of start-ups as well as more established global businesses with smaller regional teams.

The Heights will provide a range of spaces with striking interior design throughout, contemporary low-touch digital technology, a holistic wellbeing-led gym, expansive communal and collaborative areas and an outdoor terrace called The Enclosure which will also house F&B operators. The entire building is designed to be Covid-secure for the future, with other facilities including a café, sleep pods, full concierge service and electric cars.

YoooServ was spawned accidentally as a direct response to founder Benjamin’s negative personal experience of trying to find the right serviced office for his own estate agency business Yooodle. Having been unimpressed with the quality and service of what was available locally, Ben embarked on a journey to raise the bar and create a hospitality-led regional offering.

Benjamin Willmore, founder of YoooServ, comments:

“I found there was a huge gap in the market between the upper tier London flexible office offering and the lower end regional market which was lacklustre both in terms of quality and service offering. Having been fed up with poor standards, I set out to create something different - a new way to work, with well-designed spaces and outstanding facilities that foster better productivity and staff retention.”

YoooServ’s previous building in Weybridge, Dakota, launched in October 2019 and was fully occupied within six months, with minimal marketing and most leads coming via word of mouth from happy customers, with The Heights set to capture some of the overspill demand. YoooServ manages all aspects of its buildings, from the café to the gym, ensuring total quality control.

Benjamin adds:

“While working from home works for some people, it isn’t a long term solution for the entire workforce. Businesses, particularly SMEs which are starting and scaling up, need collaboration and culture to help them thrive. Through our buildings we aim to create a vibrant ecosystem where businesses and individuals can network with mutually beneficial gain.”

The Heights is easily accessed by road and in addition Weybridge Railway Station is just one mile away providing a 35 minute service into London Waterloo.
