54 Hagley Road signs up Corderoy
An international, independent chartered quantity surveyors and commercial management practice is moving to 54 Hagley Road, the landmark office building in Edgbaston.
Corderoy, which has provided quantity surveying, cost consultancy and dispute resolution services on construction projects in the UK and internationally since 1780, has signed a 10-year lease for 2,697 sq ft of space on the third floor of the east tower.
The move from its existing base at Calthorpe Road, where it has been for 20 years, to the newly refurbished 54 Hagley Road, will enable the business to benefit from a more flexible working space and see staff able to work on a single floor.
Tom Smailes, director of Corderoy, said its new home will also provide staff with access to shared spaces for larger meetings, while having full disabled access in support of its inclusion agenda was also a key consideration.
“We’ve been in Edgbaston for 35 years and wanted a more contemporary working environment for staff and visitors, which 54 Hagley Road delivers,” he said. “It was also important to find offices in a space that provides enhanced security, which is important when we have lone workers on site, and also supports our inclusion priorities which are a key objective in our future growth plans. We’re very much looking forward to the next chapter in Corderoy’s history in Birmingham.”
54 Hagley Road is owned by abrdn, which last year invested £3 million in a refurbishment that transformed the entire ground floor, with new amenities including generous break-out spaces, new large reception area, open-plan cafe/business lounge, meetings and conference rooms, fitness studio with locker and shower facilities and extensive bicycle stores.
It has also introduced its ‘plug and play’ suites for ambitious businesses, providing fully furnished suites for companies to move in and begin work immediately without substantial upfront costs. The latest tenant to move in there is Mission Translate, which has taken 1843 sq ft on the 14th floor.
Joint letting agent George Jennings, of Avison Young, said: “There has been a noticeable increase in enquiries over the past six months, with businesses looking for modern office space that provides a safe and secure environment for its staff. As one of the best Grade A office spaces in the area, it is has superb amenities both on site and nearby and an enhanced level of comfort that people are keen to have.”
54 Hagley Road is well connected, with a new Metro stop to open immediately outside, providing access to Birmingham New Street within a few minutes, due to open later this year. The building also lies outside the planned Clean Air Zone (CAZ). It has recently achieved Platinum WiredScore status, making it one of the best buildings in the country for broadband and telecom infrastructure.
