Improvement work commences on Waltham Forest industrial estate

The London Borough of Waltham Forest has confirmed that a £650,000 comprehensive programme of improvement works to the workspaces at the Lockwood Way Industrial Estate has now commenced. Work is being carried out by main contractor BRAC Contracts following a competitive tender process.

Located within the Blackhorse Lane Creative Enterprise Zone, the Lockwood Way Industrial Estate is already home to an eclectic mix of local businesses including two craft breweries, a micro bakery, a vintage scooter specialist and a wine maker.

The programme of improvement works is focused on both the industrial units as well as the surrounding public realm – all with the intention of attracting further businesses to locate in the area, whilst continuing to support those already based there as they grow and diversify. Specifically, work includes the installation of new frontages, business and estate signage, artwork, footpath widening, fencing, landscaping and road resurfacing.

BRAC Contracts is bringing to life the vision created by We Made That Architects. BRAC’s MD, Adam Clark, comments:

“The vision that ‘We Made That’ has created for the Lockwood Way Industrial Estate will breathe new life - both commercial and social - in to this area of significant investment potential.

“The multi-faceted skills and experience that the BRAC Contract teams has amassed over a wide-range of projects that range from Wandsworth Council’s ‘Hidden Homes’ initiative, to a redevelopment project in Hackney Wick following the London Olympics, and many more besides, ideally places us to deliver this important project both within budget and on time.”

As a recognised Strategic Industrial Location (SIL), the Blackhorse Lane area has been identified for investment due to its potential to contribute meaningfully to the future functioning of London’s economy, building on its industrial heritage, whilst adapting for future growth. The Lockwood Way Industrial Estate is already home to a number of successful businesses and the work being carried out by BRAC will support these as they grow, whilst enabling them to diversify with ‘after hours’ facilities to encourage greater mix-use of the area.

Councillor Simon Miller, Portfolio Lead for Economic Growth at Waltham Forest, comments:

“The improvements to the Lockwood Way Estate will not only support the growing collection of enterprising businesses already located there, but importantly also provide the local community with a welcoming environment in which to interact with and support those businesses. This keeps investment in the heart of the borough and instils confidence for its future amongst our residents.

“It’s great to see the BRAC Contracts team now on site to deliver this valuable scheme of work and I’m looking forward to see the improvements evolve and new life being breathed in to the area.”

The project is due to be completed by Spring 2022.
