Yorkshire office space successfully refurbished

Four divisions of Carter Towler have been involved in successfully refurbishing and letting an office building in Rawdon.

The prominent 8,100 sq two storey building on Leeds Road, Rawdon was purchased for Rubicon Developments in 2006 in a deal negotiated by Carter Towler’s Investment team. Since then it has been maintained and managed by the chartered surveyors’ Property Management department.

Over the last 12 months its Building Services Consultancy and Office Agency have been upgrading and marketing the property which has traditional brick elevations and a pitched slate roof.

Carter Towler’s Senior Building Surveyor Paul Robinson explains: “It has been very satisfying working together on Rawdon Court. This is a fantastic example of how our teams complement each other. Having been involved with the initial purchase, we were then tasked with managing the property.

“Then midway through 2021 when the tenants vacated, our Building Services Team meticulously assessed the property and devised a comprehensive refurbishment scheme addressing the necessary dilapidations and upgrades costing in the region of £150k.

“Whilst all that was taking place our office lettings agency secured lease agreements with two excellent new tenants, Pegasus Search and Selection who have taken 2,700 sq ft on the ground floor, and Marshall Wooldridge Insurance Brokers & Risk Managers who are occupying 5,400 sq ft on the first floor.”

The interior of the property has been completely refurbished with the installation of energy-efficient lighting and air conditioning systems, in addition to re-carpeting, decorating and portioning alterations. The final exterior upgrades including stonework repairs are due for completion in February.
