Retrofitted Bethnal Green office receives "excellent" BREEAM rating
The Green House on Cambridge Heath Road was retrofitted in 2018 and has a BREEAM (a sustainability assessment method) ‘excellent’ rating.
The building in Bethnal Green, owned by Ethical Property, has many green credentials and was even awarded an AJ Retrofit Award before the pandemic. It was carefully designed to ensure its carbon footprint was minimised.
It is a retrofit of a 1960s building, meaning no demolition waste was created during the construction process and there was no need to use more fresh materials. It has timber walls and columns and has wood wool fibre insultation to allow efficient ventilation. A glazed façade was also used as steel is 100 per cent recyclable.
Furthermore, the new floor panels were constructed offsite and could simply be craned into position onsite. This improved the overall construction time, therefore reducing the energy consumption of the entire construction process.
With tenants at the forefront of its design, it is located and designed to help its tenants reduce their own carbon footprint. Bethnal Green is within a short cycling distance of many residential areas in East London, and it has over 70 secure bike racks for tenants to use. The office is less than a 10-minute walk from Bethnal Green Underground Station, and Cambridge Heath Overground Station is just a 2-minute walk away.
Following the lockdowns over the last two years, Ethical Property has found more workers want a ‘sense of place’ from their workplaces - that enhance their wellbeing. Co-working and shared workspaces, like The Green House, are ideal for cultivating a collaborative and creative culture and positively impacting employee wellbeing.
Paul Allen, chief executive at Vibrance, is one of the tenants at The Green House. Speaking of his tenancy he said: “We have been on an important drive to improve our green credentials - being a part of The Green House’s award-wining eco workspace has been a huge step in the right direction.
“It is great to know that the office has achieved a BREEAM ‘excellent’-grade and has taken a proactive approach to reducing its carbon footprint.
“The living roof garden is also the perfect spot for informal meetings and again, contributes towards improving the environment. In addition, due to the office’s convenient location and bike storage facilities, many of our employees are opting to cycle to work”.
