Rhosneigr boutique hotel and residential development opportunity launched to market
Planning permission has been granted to develop a new luxury 12-bedroom boutique hotel, combined with two luxury residential penthouses in the tourist town of Rhosneigr on the isle of Anglesey has come to market at a guide price of £2m.
The project would extend to 8,848 sq ft, over three storeys, with the hotel over the ground and first floor incorporating a restaurant, bar and 12 bedrooms. Two residential penthouse apartments would occupy the second floor, each with two double en-suite bedrooms, a third double bedroom, a kitchen and a living area per unit along with panoramic roof terraces for unrivalled outdoor living.
The new hotel will be located within 150m of Traeth Crigyll Beach and 500m walk to Treth Llydan Beach, both popular destinations for water sport activities. Anglesey Golf Club is also less than a mile from the site.
Marketed by London-based Graham + Sibbald’s national Hotel and Leisure team, Martin Davis, director of Hotels and Leisure at Graham + Sibbald, said: “This development represents a rare and unique opportunity to develop an exciting and inspiring property in a prime location. The hotel will offer unrivalled views of Traeth Crigyll Beach and the Irish Sea as well as the Snowdonia Mountain range.
“This hotel is expected to bring about more local employment and will enhance the local tourist market offer and economy. We expect strong demand from applicants and buyers looking to invest in this highly sought-after tourist location.”
Designed by N C Architecture, in conjunction with advisors Emery Planning Consultants, Condor Hotels and Blackthorn Design Studio, the proposals include the provision of a quality bar and restaurant offer, that will serve both the hotel and local area.
There will also be a car park for hotel guests and apartment users with capacity for 14 vehicles and an additional cycle parking facility.
Anglesey receives approximately 1.71 million visitors annually and tourism represents the largest industry sector on the island, contributing more than 4,200 jobs and £300 million to the economy each year.
Demand for hospitality in Anglesey remains high. An independent feasibility study undertaken by Condor Hotels in July this year estimates that during a stabilised year of trading, the hotel would be expected to achieve occupancy levels of circa 77 per cent
One of the UK’s fastest growing property agents and surveyors, Graham + Sibbald has offices nationwide and is seeing great success in building up their network in the wider UK markets. In June, it acquired the established independent Chartered Surveying firm of Keningtons, taking over its two offices in Swindon and Central London.
