VASTINT UK LAUNCHES LARGEST PHASE OF COMMERCIAL SPACE AT SUGAR HOUSE ISLAND DEVELOPMENT IN STRATFORD
Vastint UK has announced the launch of the latest phase of its Sugar House Island development in Stratford, east London. Chimney Walk is Sugar House Island’s largest phase, offering over c.220,000 sq ft of commercial, CAT A office space, and 23,000 sq ft of ground floor retail spaces, across three buildings. Sugar House Island, which fuses original East London with the City, is a transformation of a former industrial hub bound by water, into a 26-acre mixed-use neighbourhood of homes, offices, retail and outdoor spaces. Vastint UK has, to date, completed and launched the first 3 phases of the development including creative quarter Dane’s Yard, and the residential offerings of The Sugar House, Botanical Mews and Soapbox. Chimney Walk is designed to be a hive of activity with a pedestrianised walkway, ground floor shops, cafés and bars with a plaza for outdoor events and street food traders. The three buildings named Type Building, The Ink House and Colour Works hark back to the industries which once operated at Sugar House Island. Encouraging green travel with world-class cycle facilities including 250 secure bike and scooter spaces and charging points for electric vehicles. Each of the buildings has private and communal roof gardens, incorporating features including biodiverse green roofs which will provide a valuable food source for pollinating insects. Chimney Walk will be BREAAM Excellent and EPC rated A. Phased completion of the offices will start in early 2023.
Sugar House Island is a mixed-use, diverse neighbourhood, boasting independent businesses including ‘The Market’ convenience store, MARCHON gym and sustainable urban gin company, Jim & Tonic. School 360 is the Island’s on-site primary school and The Talent House provides state-of-the-art facilities include bookable dance and recording studios.
The ground floor units of Chimney Walk will welcome yet more independent amenity, with 23,000 sq ft of space, designed for restaurants, cafés, shops and more. Dane’s Yard, the first phase of commercial offering at Sugar House Island is almost fully let, with international tenants such as Phaidon, Entain, Mainfreight, Alta Image and Dentaprime.
Tenants to Chimney Walk are able to benefit from flexible floor plates as well as flexible leases with sizes from 2,852 sq ft 94,500 sq ft.
