Allianz and Schroders find new home in “landmark” Bristol city centre offices
Commercial property consultancy Hartnell Taylor Cook has announced that over 6,500 sq ft has been let at 10 Victoria Street in the last month, with insurance services provider, Allianz, and investment manager, Schroders, moving into new offices in Bristol’s city centre.
After completing a major refurbishment last summer, 10 Victoria Street boasts 46,780 sq ft of the “highest quality” office space and was the largest office building to come to market last year in Bristol.
Whilst Schroders moved into 2,286 sq ft on the ground floor on a 10-year lease last year, Allianz will be moving into 4,227 sq ft of the first floor, signing up to a five-year lease of the Grade II listed building.
The move follows a bolster year for the Bristol office market, which took up at its highest annual level in five years. It also marks an exciting period of growth in the market, with several developments in Bristol currently on track for completion in 2023 and more Grade A stock set to come to market in the months ahead.
Having achieved the highest WiredScore in the city and a Platinum Cycling Score, 10 Victoria Street merges its traditional exterior with modern, “high-quality” interior features. There is now only 36,000 sq ft available to rent at 10 Victoria Street, with CSquared and Hartnell Taylor Cook the appointed agents for the building.
Chris Grazier, office agency partner at Hartnell Taylor Cook, commented: “There is no stopping the flight to quality in the Bristol market.
“The offering of Grade A buildings in the city is continuously attracting a diverse range of occupiers and since 10 Victoria Street has had such a high-quality refurbishment, we don’t imagine there will be an end to the big names flocking to this site.”
James Preece, director at Colliers, added: “Following a thorough search of the market, 10 Victoria Street stood apart due to its excellent location, the seamless technology and impressive sustainability credentials.
“Northwood has invested at the right time and in the right elements of the building to attract high quality tenants, who are seeking the best space for their staff.”
Nick Turner, asset management director of Northwood Investors, concluded: “We’re really pleased to have Schroders and Allianz on board at 10 Victoria Street. The building is performing strongly, has so much to offer and we look forward to seeing who is next through the door.”
