Land sold for first phase of 2,400 home scheme in Coventry
Land which will deliver the first phase of a vibrant new 2,400-home community in Coventry has been sold to Countryside Partnerships, the UK’s leading mixed tenure developer.
Warwickshire-based land, development and property agency Newton LDP has completed the sale of the 31-acre site on behalf of its clients.
The parcel of land on Pickford Green Lane has been allocated for development in the Coventry Local Plan and will provide up to 250 homes, forming the first part of a wider 353-acre site at Eastern Green.
Hallam Land Management, the strategic land and planning promotion arm of Henry Boot PLC, secured outline planning permission for the wider Eastern Green development in 2021.
The wider scheme, to be known as Pickford Gate, was successfully promoted by Hallam Land Management and will provide a new community comprising 2,400 new homes - including 25 per cent affordable homes - alongside 37 acres of employment land, a new primary school, district and local community centres, a transport hub and extensive open spaces and play facilities.
Richard Foxon, Managing Director of Newton LDP Ltd, said: “Having personally worked with the landowners for more than 15 years, I am really pleased to have finally reached this milestone.
“Countryside Partnerships was selected as the preferred purchaser due to its high-quality design and placemaking qualities, which should help create an attractive gateway to this exciting new community.
“As a company based in the region, I am also delighted Newton LDP has helped to bring forward this exciting development right on our doorstep, which will act as a gateway to the wider Eastern Green scheme.
“This will not only help to facilitate much-needed new homes for the region including at least 25 per cent affordable housing, but will also contribute significantly to the local economy with new investment, job opportunities and growth.”
Phil McHugh, Managing Director, West Midlands, Countryside, said: “We have a very strong track record for housing delivery across the Midlands. This venture will enable us to deliver high-quality, mixed-tenure homes for the Coventry area.
“As well as building much needed housing, we will be creating an integrated community where people will love to live.”
Countryside Partnerships is looking to open show homes on the site towards the end of 2023.
Nick Duckworth, Managing Director of Hallam Land Management, commented: “This disposal demonstrates that there remains robust demand for Hallam Land Management’s strategic land plots from leading housebuilders who recognise the benefits in utilising our team’s industry leading expertise in resolving increasingly complex planning matters.
“Hallam Land Management’s unique masterplanning capabilities have the proven ability to create significant value whilst bringing forward new homes, employment facilities and community spaces in undersupplied areas of the UK.”
A new website for the Pickford Gate new community is due to launch imminently, which will provide further information about the scheme and keep residents up to date.
