Sale and planned refurb of central Liverpool office building reflection of increased demand in city
The sale and planned refurbishment of a prominent office building in the heart of Liverpool demonstrate the increasing demand for high-quality accommodation from occupiers, a leading property expert has said.
Dale House on Dale Street has been sold to asset management firm Madre Holdings Ltd on behalf of the former owner by the Liverpool office of property consultancy Fisher German, which merged with Matthews & Goodman LLP in 2022. Dale House’s office space is set to be refurbished by Madre Holdings Ltd to a high standard, including the reception area being completely revamped, and offices having new windows, carpets, and LED lighting installed.
Gabriel Davies of Fisher German, who negotiated the sale, believes it is another example of how the market has improved over the last few months. “Office space in the centre of Liverpool is proving more and more popular, and we are seeing a lot more activity from purchasers and occupiers,” he said. “Dale House is such an attractive building, located in a thriving part of the city, surrounded by ample local amenities.
“We have noticed that many tenants are seeking offices with higher-quality accommodation, and the market is shifting to reflect this with landlords refurbishing offices to ensure they attract the best tenants. “After a long period of uncertainty for the Liverpool city centre office sector, it is great to see the market moving forward once again and we are excited to see just how good Dale House will be once the fit-out is complete.” Dale House offers 6,000 sq ft of office space across four floors above a ground-floor retail unit, with easy access to Liverpool’s thriving central business district and Castle Street’s bars and restaurants.
