£180m South London development announces 'significant milestone'

Third.i Group’s £180m Graphite Square development in Vauxhall has reached another significant development milestone, with the completion of structural work for its final building phase.

The Australian developer topped out at its 13-storey mixed use development which is launching to the UK market this month and set for occupation in 2024.

Senior representatives from Third.i, Halkin, Trigon and Vision Construct gathered to mark the occasion with a traditional ‘Topping Out’ ceremony celebrating the last concrete pour on the highest part of the building, along with Martin Bailey and Isla Wrathmell, Council Leaders from Lambeth Council.

In total, Graphite Square comprises 155 one to three-bedroom private new homes split across three buildings, of which 50 are affordable housing, over 80,000 sq ft of co-working space, a Methodist Church and architecturally landscaped communal gardens and children’s play areas, plus elements to enhance biodiversity.

The contemporary interiors by interior designer, Spot This Space, include muted colour palettes, airy open plan living spaces, floor to ceiling doors affording ‘fine views’ of the London skyline and grand entrance lobbies featuring ceiling sculptures, all taking a nod to the area’s industrial past with a ‘sophisticated’ blend of brick, steel, glass and plants.

Third.i contracted Vision Construct to build Graphite Square, and has been working with internationally renowned architect, Ben Adams Architects, to help blend Graphite Square seamlessly into the local area with an industrially inspired design concept that celebrates Vauxhall’s heritage past.

Whilst workspace creator Halkin, has signed a long-term lease with Third.i to manage and deliver the turn-key office / co-working space that boasts state-of-the-art technology and facilities for over 1,000 people.

The completion of Graphite Square is Third.i’s second development in the UK, with their third, The Doulton, also launching this month on the Albert Embankment. With Third.i also just opening their first international office on the Albert Embankment, Third.i has a vision for redeveloping this part of Lambeth.

Speaking at the Topping Out ceremony, Luke Berry, co-founder and managing director at Third.i Group, commented: “We are now witnessing Graphite Square’s true scope and potential being delivered before us. In less than three years, and during challenging times, our exciting development vision has now been fully realised.

“The Topping Out ceremony is both a celebration of a superb building and a fitting testament to the confidence, commitment and resilience shown by all our development partners that have worked together to reach this milestone of the project. We are proud to be bringing new investment, energy and excitement to this part of Vauxhall.”
