Historic mill restoration in Wakefield underway

A major regeneration project is breathing new life into one of Yorkshire’s oldest industrial landmarks, ensuring it plays a key role in the region’s cultural future.

Henley Restoration and Remedials, part of Wakefield-based Henley Construction Management Group, has been appointed to restore Phoenix Mill, the oldest building in the Rutland Mills complex in Wakefield.

Joseph Curtis, associate at project manager Opera Project Management, said: “We are pleased to appoint Henley Restoration and Remedials for the restoration of Phoenix Mill.

“Their proven track record and dedication to quality make them the ideal partner for this significant project.

“We are confident that their expertise will ensure the preservation of Phoenix Mill’s historical integrity while transforming it into a modern, creative space that will benefit the entire community.”

Originally built as a grain store around 1800, the Grade II-listed mill is undergoing extensive external and structural repairs as part of the broader Tileyard North redevelopment.

Supported by funding from Historic England, the Levelling Up Fund, Wakefield Council and City & Provincial Properties, the project aims to secure the building’s structure with roof, drainage, and wall repairs, paving the way for its transformation.

Once complete, the mill will anchor a 135,000sq ft creative hub - the largest outside of London.

"We are pleased that our grant support has enabled Phoenix Mill to be brought back into use as part of the Tileyard North development, safeguarding an important piece of Wakefield's history and contributing to the area's cultural and economic growth.”

Henley’s expertise in heritage projects ensures that Phoenix Mill’s restoration aligns with strict conservation standards, with a handover expected by spring 2025.
