Development delivers ‘prime’ industrial space

A new industrial and warehousing development in Barnsley is taking shape, with construction underway on 125,700sq ft of space. 

Rockingham 36, offering three high-specification units ranging from 25,560sq ft to 56,140sq ft, is set for completion in early 2026. 

Positioned near Junction 36 of the M1, the site benefits from a high-profile location and proximity to major commercial players such as Evri, The Environment Agency, Talurit CarSupermarket and Screwfix. 

The development also offers business support through Barnsley MBC’s Enterprising Barnsley Team, providing services including recruitment assistance and financial guidance to potential occupiers.

Rebecca Schofield, partner at Knight Frank, which is marketing the development, said: “Rockingham 36 takes advantage of the prime location offering immediate access to the M1 and the area is well served by amenities making it an attractive location to occupiers.”

Councillor Robin Franklin, cabinet spokesperson for regeneration and culture at Barnsley Metropolitan Borough Council, added: “Our Inclusive Economic Growth Strategy outlines how important it is for us to protect and enhance our manufacturing and logistics sectors, which are critical to our local economy.
