Kinrise unveils new hub at 34 Boar Lane

A Leeds city centre office building is adding new workspace and hospitality space as part of an ongoing transformation.

Investment company Kinrise has launched The Commons at 34 Boar Lane, a new first-floor business lounge offering studio offices, a large boardroom, meeting and event space and breakout areas.

It comes as Manchester-based Federal Bar and Café prepares to open on the ground floor, bringing a new food and drink offering to the Grade II-listed property.

George Aberdeen, co-founder and director of Kinrise, said: “The addition of The Commons marks an exciting new chapter for 34 Boar Lane and for Leeds. 

“With inspiring communal spaces, bookable meeting rooms, events space, large boardroom, and beautifully designed studios, we’re creating a dynamic environment for modern businesses.

“We’re also delighted to welcome Federal Bar & Cafe, opening their first location outside Manchester on our ground floor, a real statement of confidence in the building and in Leeds.

“These additions introduce a compelling new workspace offering for companies looking to establish themselves in the heart of the city.”

Located opposite the station’s new entrance and Trinity Leeds, 34 Boar Lane is being developed as a modern mixed-use destination. 

The 57,000sq ft building includes three types of office space: fully furnished, blank canvas and flexible studios.

With the fourth floor now let to global tech consultancy FDM Group, around 26,000sq ft remains available across a mix of fitted and unfurnished suites.

Samuel Lawson Johnston, Kinrise’s co-founder and director, added: “34 Boar Lane is now well-established as a contemporary workspace with top technology, character and a great culture, which is the perfect fit for the many dynamic businesses basing themselves in Leeds.

The dual launch continues Kinrise’s investment in creating vibrant spaces in landmark city centre buildings, combining workspace with culture and independent retail.
