Leeds industrial site secured by Glenbrook
A Leeds-based property investor has expanded its industrial portfolio.
Glenbrook Investments has purchased 1-4 Whitehall Industrial Estate, in Leeds, from Glenstone REIT for £3.55 million.
The 40,000sq ft warehouse, located 3.5 miles from the city centre, is leased to Just Trays Ltd, a shower tray designer and manufacturer, on a contract running until June 2029, generating £286,000 per year.
The property sits within the established Whitehall Industrial Estate, home to companies including Invicta and Burdens, and benefits from strong transport links via the M621, M1 and M62.
Founded over 30 years ago, Just Trays has grown internationally since its acquisition by Kartell in 2019.
The deal follows Glenbrook’s recent Leeds activity, including lettings at St Albions and the sale of 5-6 Commercial Street.
Scott Griffiths, investment director at Glenbrook Investments, said: “1-4 Whitehall is a well-located, flexible industrial unit in close proximity to Leeds city centre, where market fundamentals remain highly attractive.
“This acquisition provides us with a good income return and several strategic options.
“As part of our ongoing business growth strategy, we will be looking at similar investment opportunities of this nature.”
Northcap advised Glenbrook’s Investment team on investment and occupational matters, with Brabners undertaking legal due diligence.
M1 and Knights acted for Glenstone Reit.
