Housing scheme revives brownfield site
A West Yorkshire brownfield site is being transformed into a new affordable housing community.
The redevelopment in Sowerby Bridge, known as Rawson Wood, will deliver 30 affordable homes through EN:Procure’s new build framework.
Termrim Construction has been appointed as contractor, working alongside social landlord Together Housing Group and land development consultancy CPC Project Services.
Part of the Calderdale and Together Housing Investment Partnership (CTHIP), the project is supported by Homes England’s affordable homes funding programme.
The development replaces a former extra care scheme demolished in 2018 and will offer a mix of two and three-bedroom homes.
Three properties will include enhanced accessibility features, such as level-access showers, wider parking bays and hoist-ready infrastructure, ensuring inclusive living for residents with additional needs.
Richard Greenwood, director of operations for new build at EN:Able Procure, said: “Rawson Wood is a brilliant example of what can be achieved locally through the facilitation of the right partnerships at the right time.
“It’s a targeted response to local housing needs and reflects our shared ambition to create high-quality, sustainable communities.
“It’s been a great opportunity to build on our ongoing work with Together Housing Group and similarly, align our collaboration with the teams at Termrim Construction and Calderdale Council.
“At EN:Procure, putting communities at the forefront of everything we do is part of our DNA and we’re looking forward to seeing this project take shape, delivering not just homes, but a vibrant, lasting legacy for the people of Calderdale.”
Environmental sustainability is also central to the project, with the scheme being entirely gas-free and each home featuring air source heat pumps and solar PV systems, reducing carbon emissions and lowering energy costs.
In addition, the site benefits from close access to local facilities, including primary schools, healthcare facilities and strong public transport links, providing a practical and sustainable community for families and individuals across Calderdale.
Mark Dunford, executive director of finance and commercial at Together Housing Group, added: “We’re pleased to be working with Calderdale Council once again to increase the supply of affordable housing at such a critical time when demand for affordable, high-quality homes continues to grow across Calderdale and the wider region.
“This development not only provides much-needed homes but also shows how effective partnership working can help unlock the potential of underused land to benefit local communities in a sustainable way.”
