Plans approved for 42-home Trimdon scheme

A new housing development has been approved to deliver dozens of affordable bungalows in a former County Durham mining village.

Newcastle-headquartered Karbon Homes and Durham Aged Mineworkers’ Homes Association will build 42 detached and semi-detached bungalows on land west of Salters Lane in Trimdon Village, with support from planning consultancy Hedley Planning. 

The project, backed by Homes England funding, aims to address the growing need for energy-efficient and affordable homes across the region.

Set on a two-hectare site near Bank Top Terrace, the scheme has received strong community support and is expected to see the first homes completed in early 2026.

The development will include new parking, street landscaping and tree planting, alongside safety improvements such as traffic-calming measures and a pedestrian crossing.

Joe Ridgeon, director at Hedley Planning, said: “This is good news for local people, who want to get on the housing ladder or move up the property ladder, in places where they want to live and build communities. 

“We have worked closely with Karbon Homes and the planning authority to ensure a high-quality affordable property development that meets the needs of the local community will be delivered.”

Through its strategic partnership with Homes England, Karbon Homes plans to deliver more than 2200 affordable homes across the North East and Yorkshire by 2028.
