Building work has started at Alpha Living’s new extra care scheme Driftwood Gardens, in Moreton

New homes take root on the Wirral

A specialist housing provider is moving forward with an extra care development to expand affordable living options for older residents on the Wirral.

Alpha Living is delivering its largest extra care scheme to date with the creation of Driftwood Gardens, an £18.5 million development in Moreton.

The project will provide 80 affordable one and two-bed apartments for over-55s on Pasture Road, created in partnership with Vistry Group and supported by funding from Homes England and the Liverpool City Region Combined Authority.

Alongside this, Magenta Living will develop and manage 44 additional homes on the site, including properties for affordable rent and shared ownership.

Designed by Eden Design to HAPPI dementia-friendly standards, the scheme includes open-plan living, communal facilities, assisted bathrooms, a laundry and an onsite bistro.

The development will also feature south-facing gardens, outdoor spaces and bedrooms with Jack and Jill ensuite bathrooms.

Sally Parsons, chief executive of Alpha Living, said: “To meet the vital need for affordable extra care housing on the Wirral, our partnership will deliver a high-quality development, helping to maintain standards of independent living for residents as well as alleviating the pressure on local NHS services.

“Together, we are helping to build and sustain communities, with the new housing offer on this site forming part of the wider regeneration of the area, including the new Lidl supermarket and works to Moreton Library.

“The scheme will be ready for occupation by the Summer of 2027, with residents receiving support from Alpha Living and Magenta Living’s dedicated teams.”

Additional funding and support have been provided by partners including Wirral Council and the Liverpool City Region Combined Authority.

Shahi Islam, director of affordable housing grants at Homes England, added: “As the Government’s housing and regeneration agency, increasing the supply of quality affordable homes remains one of our key objectives and we are committed to supporting Alpha Living to achieve their ambitions.

“The Pasture Road scheme is a prime example of how we are working collaboratively with partners, through the Affordable Homes Programme, to create thriving communities that people can be proud to call home.”

Councillor Graham Morgan, cabinet member for housing and regeneration from the Liverpool City Region Combined Authority, added: “The Brownfield Land Fund is playing a vital role in turning derelict sites into thriving communities.

“By breathing new life into land that has stood empty for too long, we are not only regenerating neighbourhoods but also creating much needed affordable housing.

“This development in Moreton is a fantastic example of how investment in brownfield land can strengthen local communities and provide high-quality, affordable extra care housing that older people so desperately need.”
