£46 million apartment scheme advances
A large-scale city centre residential development is moving forward in South Yorkshire after securing a key building safety milestone.
Gateway 2 approval has now been granted for the £46 million build-to-rent scheme on Nursery Street in Sheffield, allowing construction to begin in January 2026.
The 12-storey development will deliver 267 apartments and forms part of the city’s continued investment in high-density urban living.
Nottingham-headquartered Clegg Construction has been appointed as contractor for the project by Liverpool-based developer Brickland, with the approval marking a crucial stage under the Building Safety Act 2022, which was introduced to strengthen safety standards for higher-risk buildings.
The wider project team includes architect Hadfield Cawkwell Davidson, built environment consultancy Ridge, MEP services consultant Futurserv, project manager and quantity surveyor Egan Lucocq Ltd, and Design Fire Services.
The scheme adds to Clegg Construction’s growing track record in delivering large residential developments across the UK.
Recent projects include The Ironworks in Sheffield, a 12-storey block providing 229 apartments, alongside Spinners Yard in Leeds and Gilders Yard in Birmingham.
Clegg Construction is also currently working on the University of Sheffield’s new Faculty of Health building.
Michael Sims, managing director at Clegg Construction, said: “Securing Gateway 2 approval from the Building Safety Regulator (BSR) confirms that this development in Sheffield meets the most stringent of safety requirements.
“This approval means that we can now proceed to the next stage, with enabling work starting on site to deliver this 12-storey concrete-frame apartment project.”
