Miller Homes proposes 198-home scheme

A new housing development in South Tyneside is progressing after plans were revised to deliver fewer homes and a stronger focus on green space and sustainability.

Miller Homes has submitted proposals to vary an existing planning approval for the former South Tyneside College Westoe Campus site, after acquiring the land from the college. 

The updated plans will be considered by the borough’s planning committee and are intended to enhance the environmental aspects of a scheme approved last year.

If approved, the development would deliver 198 three, four and five-bedroom semi-detached and detached homes, complete with private gardens and areas of communal parkland. 

The proposal represents a reduction in the number of homes previously consented and replaces plans brought forward by Avant Homes.

Miller Homes has reworked the scheme to retain more mature trees and introduce additional biodiversity measures, including bird and bat boxes and hedgehog highways. 

Electric vehicle charging points are also planned for every property, alongside dedicated off-street parking.

“We’re pleased to have submitted this planning variation, which we hope will allow us to move forward with a scheme that will unlock beautiful new homes for South Tyneside, while catalysing regeneration in the borough.” 

The phased redevelopment of the 9.3-hectare site will begin in the east, allowing South Tyneside College to continue operating on part of the land while it relocates to a new town centre campus. 

That move will see more than 9000 students based in the town centre, supporting increased footfall and contributing to wider regeneration.

Together, the proposals aim to balance new housing delivery with environmental improvements and long-term benefits for the local area.

South Tyneside Council will be carrying out a statutory consultation process for the planning application and Miller Homes is also inviting feedback from residents on its plans.
