Winvic set to deliver £340 million distribution hub

Construction is set to begin on one of the UK’s largest distribution centres.

Winvic Construction has been appointed by Prologis to deliver a new 1.3 million sq ft national distribution centre for Marks & Spencer at Daventry International Rail Freight Terminal. 

The £340 million scheme forms a central part of M&S’s strategy to expand its food business and strengthen its supply chain.

The facility will combine temperature-controlled storage, automated fulfilment, recycling operations and office space, delivered over a 52-week build programme. 

Two low-carbon warehouses will be constructed alongside supporting infrastructure, including access roads, parking, a vehicle maintenance unit and landscaping.

Once complete, the fully electric building is expected to achieve BREEAM Outstanding certification and an EPC A+ rating, supported by rooftop solar panels, EV charging and recycled materials.

“It’s a special project due to its Low Carbon in Construction credentials and BREEAM Outstanding target and we’re utilising a stage 2 Building Information Model (BIM) to its full potential to assist with this goal.”

The scheme is forecast to support more than 2000 jobs, including around 1000 permanent roles when operational.
