41-home Shirecliffe scheme secures approval

A Sheffield-based housing development partnership is moving ahead with plans to deliver new family homes in a northern neighbourhood of the city.

Sheffield Housing Company (SHC) has secured planning permission to build 41 new homes across several vacant sites in Shirecliffe.

Bosses say the scheme will deliver a mix of one to four-bedroom houses on land at Musgrave Road, Crumpsall Drive, Crumpsall Road and Miles Road, designed to meet a range of local housing needs.

Tenure options for the Shirecliffe homes are still being considered, with a focus on providing affordable housing where possible.

Sheffield City Council is also exploring the potential purchase of some properties for council housing, subject to approval.

Steve Birch, development director at SHC, said: “We are thrilled to announce that planning for the new homes in Shirecliffe has been approved.

“This is a significant milestone for Sheffield Housing Company and the local community.

“The partnership has worked hard to develop a plan for the site, which suits the area, environment, community, and housing demand.

“As always, we will try to minimise construction disruption and will be in regular communication with neighbouring residents.”

Councillor Douglas Johnson, chair of the housing policy committee at Sheffield City Council, said: “We all know the housing pressures facing Sheffield and the country as a whole as we look to increase the number of safe, good quality homes available to people so they can set up their homes.

“Affordable housing to open up those opportunities to more people remains so important. We are delighted that work can now progress on adding these sites to the many we have publicised these past 12 months that are diversifying our city’s housing options. We look forward to that work moving forwards.”

SHC is the Sheffield City Council’s joint venture development company with private developer Keepmoat and Great Places Housing Group.

Established in 2011, the partnership is working towards delivering more than 2300 mixed-tenure homes across Sheffield.

Construction is expected to begin in spring 2026, with the project forming part of a wider, publicly backed regeneration programme across the city.

Warren Thompson, regional managing director at Keepmoat Yorkshire West, added: “We’re proud to mark this latest milestone with our partners in Shirecliffe, creating 41 high-quality, affordable homes that meet the needs of the local community.

“At Keepmoat, we’re committed to building more than just homes - we’re creating sustainable neighbourhoods that support sustainable living, create jobs and fantastic places to live.

“Through our long-term partnership with SHC and Great Places, we’re delivering homes that make a real difference.”
