Revised Prince Bishops Place plans unveiled
Revised plans to reshape a Durham city centre retail destination have been unveiled.
Consultation has launched on updated proposals for the transformation of Prince Bishops Place, ahead of a new planning application expected later this month.
Planning consent was granted last summer for a mixed-use redevelopment, and further design work has since been carried out to ensure the scheme remains deliverable in current market conditions.
Officials say the revised plans remove a previously approved hotel element, replacing it with additional purpose-built student accommodation, increasing provision to around 500 rooms.
They add that the wider vision remains unchanged, including new public space overlooking the River Wear, improved pedestrian links and around 32 commercial units supporting a mix of national and independent retailers.
James Taylor, regional director at real estate development and investment firm Citrus Group, which along with joint venture partners acquired Prince Bishops Place Shopping Centre in 2022, said: “Since planning permission was granted, we have continued to work through the detailed design to ensure the scheme is deliverable.
“The proposed amendments are modest and form a routine part of the development process, allowing the improvements to move forward confidently on an investment that secures the long-term future of Prince Bishops Place and its key role in Durham City Centre.”
Robert Dibden, planning director at planning and development consultancy Lichfields, added: “The revised application reflects the work needed to transition the scheme from planning approval to delivery.
“The proposals maintain the benefits of the consented scheme, including enhanced retail space, improved public areas and investment into the city centre.”
A public drop-in event will take place in Unit 10 at Prince Bishops Place on February 5 from 5.30pm to 8.00pm, with further details available online.
The new planning application is expected to be submitted to Durham County Council by the end of February and the decision will be made later in the year.
