Beechfield Court set for £2.25 million revamp

A Teesside sheltered housing scheme is set to benefit from a multi-million-pound refurbishment.

Bowburn-headquartered Esh Construction has secured a £2.25 million contract to deliver a comprehensive upgrade programme at Beechfield Court, a 65-apartment sheltered accommodation scheme in Middlesbrough. 

Appointed through social housing provider Thirteen Group’s Capital Investment Framework, the project will focus on modernising building services and enhancing communal spaces within the complex, which also includes a public café and hair salon.

Esh’s refurbishment division will carry out extensive heating improvements, including the removal and replacement of communal and in-flat pipework, alongside a full boiler room upgrade. 

Electrical works will support future-proofing measures, with new warden call systems and door entry intercom cabling installed as part of wider access control improvements.

Residents will also benefit from refreshed communal areas, with full redecoration using fire-safe coatings, new carpet tiles and vinyl flooring, and the replacement of smoke ventilation windows.

The scheme builds on recent investment across Thirteen’s sheltered and assisted living portfolio, following major upgrades at Bramley Court and Throston Grange, as part of its ongoing commitment to providing safe, high-quality homes for customers across the region.
