Work begins on ‘best-in-class’ co-living scheme

A co-living residential scheme is taking shape in Sheffield as construction begins on what is set to become the city’s largest purpose-built development of its kind.

York-based developer Grantside has broken ground on Hive, a £24 million project in Kelham Island that will deliver 100 co-living homes alongside shared amenities including a gym, yoga studio, co-working hub and roof terrace. 

Designed to meet growing demand for flexible urban living, Hive will combine private studio apartments with communal kitchens, workspaces and social areas aimed at fostering connection and wellbeing. 

Active ground floor retail units will provide space for start-ups and independent traders, supporting the character of Kelham Island.

Sustainability is central to the development, with a target of BREEAM Excellent and features including locally sourced materials and rooftop solar panels. 

The building is also set to achieve WiredScore Platinum certification for digital connectivity.

EDGE and HBC Construction Limited have been appointed to deliver the scheme, with EDGE providing cost and project management services and acting as Employer’s Agent. 

HBC will oversee construction through to completion, which is targeted for spring 2027.
