Plans unveiled for new Rowlands Gill scheme
A proposed housing scheme on Grey Belt land in Gateshead is now out for public consultation as developers look to address local demand for new homes.
Homebuilder Forric Homes is consulting on plans to build 14 detached properties on a 1.03-hectare site south of the A694 in Rowlands Gill.
Bosses say the scheme would include three affordable homes offered as discounted market sale properties.
They add the development would feature new access roads, landscaping, tree planting, visitor parking and open space, including a landscape buffer to the east of the site.
Thomas Foster, managing director of Forric Homes, said: “We have built a strong reputation for delivering beautifully crafted, bespoke homes across the North East.
“As a second-generation house builder with deep roots in the area, working in Rowlands Gill is particularly meaningful to us - it’s a community we know and genuinely care about.
“We are a family-run business with a passion for creating homes designed to last for generations. Every project is approached with the mindset of building homes we would be proud to live in ourselves.
“Drawing on many years of construction expertise, we combine contemporary design with traditional craft-led building techniques to create thoughtfully designed family homes - homes that feel timeless, considered and perfectly suited to modern living.”
Plans have been prepared with support from Hedley Planning following detailed site assessments and pre-application work.
Joe Ridgeon, director at Hedley Planning, who is overseeing the planning application following consultation with the local community, added: “This submission is welcome news as we look forward to the site being utilised for much needed housing and creating local jobs throughout the project.
“There is an urgent need for more high-quality family homes in the area and we’ve planned for a development that meets community needs, with a mix of property types and sizes to provide options for residents who are at varying stages of the property ladder.”
If approved, the project would deliver at least a ten per cent biodiversity net gain, in line with national policy, as the Government continues to push for increased housing delivery across the North of England.
A survey to provide responses to the public consultation is currently live here.
