Kirklevington Hall set for £25 million revival

A historic Tees Valley estate is set to become a luxury hospitality and leisure destination.

Planning permission has been granted for the redevelopment of Kirklevington Hall, the former Judges Country House Hotel near Yarm, unlocking a project valued at more than £25 million.

The scheme will see the historic property redeveloped into a five-star boutique hotel and spa destination, complemented by woodland lodges, an events venue within the estate’s walled garden and the conversion of former stables for hospitality and event use.

Plans also include a premium food and beverage offering alongside wellness and leisure facilities designed to attract visitors to the region.

As part of the wider masterplan, an exclusive gated residential community featuring luxury self-build homes will be created to support the overall viability of the development.

The project is being led by property developer Chris Musgrave OBE and is expected to provide a significant boost to the local visitor economy.

“Securing planning permission is a major step forward for Kirklevington Hall and allows us to move ahead with confidence.

“This is prominent site in a prime location, rich in history and local significance. 

“Our vision is to celebrate its heritage while creating a destination of genuine regional and national appeal. 

“The development will revitalise the area and deliver meaningful economic benefits for the wider community.”

Construction work is expected to begin in the coming months, supporting an estimated 120 to 180 direct and indirect jobs during the build phase.

Once operational, the completed destination is forecast to create between 80 and 120 permanent roles across hospitality, wellness, events and estate management.

Hotel and restaurant operator Kymel has been appointed to lead the transformation and future operation of Kirklevington Hall.
