Plans submitted for 50-home Sedgefield scheme

A County Durham housebuilder has submitted plans for a new housing development in Sedgefield.

Banks Homes has lodged a planning application with Durham County Council for a proposed scheme in Sedgefield that would deliver around 50 family homes on land bordered by the A689 and Stockton Road.

The County Durham-based developer previously held a community consultation event to gather feedback from residents, with responses helping to shape the plans now under review.

If approved, the development would include a new junction onto Stockton Road for site access. 

Homes would also use alternative heating systems rather than gas in a move aimed at lowering carbon emissions.

The scheme proposes that 20 per cent of properties would be affordable homes and includes plans for a biodiversity net gain of at least ten per cent.

Kate Culverhouse, community relations manager at the Banks Group, said: “This will be a high-quality development of sustainable new homes, with its location offering excellent transport links both into and away from Sedgefield.

“The 20 per cent provision of affordable homes would provide additional options for people to either move to or stay in the area, while a biodiversity net gain of at least ten per cent and the use of alternative heating systems to gas would deliver significant environmental benefits.

“The feedback we’ve had from local people has been very useful in helping us finalise our development designs and we’re very grateful to everyone who took the time to give us their views.

“Submitting a planning application is always an important milestone in the development process, and we hope the members of Durham County Council’s planning committee will recognise its many merits when it comes before them later in the year.”

Construction could begin by summer 2027 if permission is granted.
