Work begins at Mountpark Ferrybridge site

An industrial and logistics development is taking shape in West Yorkshire after construction began on a large regeneration scheme set to create thousands of jobs.

Mountpark has broken ground at Mountpark Ferrybridge, transforming the former Coal Yard at Ferrybridge Power Station into a new 110-acre industrial and logistics hub.

The project follows the acquisition of the site by Affinius Capital, with development being delivered by its subsidiary Mountpark. 

Outline planning permission has been secured for up to 1.64 million sq ft of industrial and logistics space, with the scheme expected to support more than 2000 jobs and attract significant inward investment.

A key milestone has already been reached with Warburtons signing a 20-year pre-lease for a 65,800sq ft distribution depot, which is now under construction and due for completion in August 2026.

Work has also begun on Unit 1, a 40,000sq ft Grade A logistics facility scheduled for occupation in late 2026.

Located at the junction of the M62 and A1(M), the site offers strong regional and national connectivity. 

The development will target BREEAM Outstanding and EPC A+ ratings, while plans include enhanced landscaping, footpaths and cycleways alongside the retention of existing railway sidings.
