Nottingham War Rooms set for regeneration
A historic Cold War bunker in Nottingham is set for transformation after a complex acquisition paved the way for a major regeneration scheme combining heritage restoration with new affordable housing.
Nottingham-based law firm Devello Group advised on the legal aspects of the deal, acting for Hamilton Russell Harper Wood, a Langcroft Group company, which has bought the Grade II-listed Nottingham War Rooms from Homes England.
The project will see the former bunker repurposed as a commercial and community hub, while surrounding land has been sub-sold to East Midlands Housing Group to deliver 104 affordable homes.
Plans for the site include workspace, conference and exhibition facilities, wellbeing uses, food and beverage outlets, and media and creative spaces.

The redevelopment will also preserve key historic features within the bunker, including the Lamson Tube Room and former BBC recording studio.
Originally built during the Cold War as a regional government command centre designed to withstand nuclear attack, the structure was later decommissioned in 1969.
Site works are expected to begin this month, with the first new homes scheduled for completion in 2027.
