Caddick lands £25 million Durham student project

A construction firm has secured a contract to deliver a new student accommodation development in Durham.

Wakefield-headquartered Caddick Construction will build the £25 million Melbury Court scheme on behalf of Whitesmocks Limited.

The project will see the company build a 232-bed purpose-built student accommodation development off Old Dryburn Way.

Designed to meet growing demand for student housing in the city, the scheme will provide modern living spaces alongside new landscaping to enhance the surrounding environment and improve accessibility.

Construction is expected to complete in summer 2027, ready for students arriving for the 2027/28 academic year.

Steve Ford, regional managing director of Caddick Construction North East and Yorkshire, said: “We’re proud to be expanding our presence in Durham with our appointment to deliver this new student accommodation development. 

“The scheme at Melbury Court represents a significant investment in high-quality student accommodation and demonstrates continued confidence in the city’s thriving higher education sector.

The project further strengthens Caddick’s presence in the North East following the launch of its Durham office last year. 

The company has already delivered several schemes in the region, including a BREEAM Excellent distribution centre for DPD at Richardson Barberry’s Forrest Park development in Newton Aycliffe.

As part of the build, Caddick will implement an employment and skills plan aimed at supporting the local community. 

This will include training and job opportunities, as well as engagement with schools and local organisations through volunteering and fundraising initiatives.
