St. Modwen opens first North East show home

A national housebuilder is expanding its regional presence with the launch of its first show home in the North East.

Derby-based St. Modwen Homes, which was acquired by Miller Homes in February 2025, has opened its Turnley show home at Seaham Garden Village in County Durham.

The three-bedroom semi-detached property is the first of three show homes planned, with further launches expected in Consett and Sunderland later this year.

More than 100 visitors attended the opening weekend, as the company continues to build momentum following its entry into the North East market last year.

Harry McMullen, sales manager at St. Modwen Homes, said: “We are delighted to have officially opened the first St. Modwen show home in the North East of England at Seaham Garden Village.

“We’ve been blown away by the number of people who took time out of their weekends to visit us across the first two days and the universally positive response the homes received.

“The feedback has been incredible. 

“We’ve already sold 25 per cent of the site off-plan and have many more sales enquiries to follow up on following the weekend.

“It has been a huge success and with two more show homes to follow in the coming weeks and months, we look forward to welcoming more customers through our doors and helping them find their dream home”

The development forms part of the wider Seaham Garden Village scheme, which will include new community facilities, a primary school, shops and extensive green space.

St. Modwen is delivering 67 homes at the site, with a mix of three to five-bedroom properties designed to support a range of buyers.

The launch reflects the company’s continued UK expansion following its acquisition by Miller Homes, as it looks to establish a strong presence in the North East housing market.

Harry added: “Seaham Garden Village will be like no other development in the North East this year.

“With these incredibly dramatic sweeping views across the North Sea, easy access to the A19 and being just a short walk from the town centre, it really will be a wonderful place to live.

“It feels as though we’ve been building up to this for some time but now we’re officially open, we can’t wait to welcome visitors and for them to see just how lovely a place Seaham Garden Village will be to call home.”
