Teesside industrial hub nears completion
A North East industrial development is nearing completion, adding new space to a well-established business park.
Work is progressing on a 23,000sq ft mixed-use unit at Teesside Estate in Thornaby, with Tri Construction delivering the scheme on behalf of UK Land Estates.
The Grade A unit is expected to complete next month.
The speculative development forms part of UK Land Estates’ wider investment programme across the North East, following significant spending on new builds and refurbishments across its portfolio last year.
This latest scheme is among several projects due to complete in the first half of 2026.
Designed to support manufacturing and distribution occupiers, the new unit aims to build on Teesside Estate’s recent momentum.
In recent years, the site has secured tenants including Lookers, Starbucks and Mammoet, helping to create jobs and bolster its commercial credentials.
Brandon Bailey, director at UK Land Estates, said: “It is fantastic to see this industrial development nearing completion.
“Speculatively investing in the development of commercial property is always a risk, but with a real dearth of available high-quality, sustainable industrial space across the North East of England, we have already received significant interest in the development.
“Over the past few years, we have invested tens of millions of pounds into Teesside Estate and the development of this latest facility will hopefully help cement its position as one of the region’s core business parks, while creating much-needed jobs for local people and providing a real boost to the local economy.”
Newcastle-based Tri Construction has worked closely with UK Land Estates on a number of developments, including refurbishment projects at Tyne Tunnel Trading Estate and a 67,000sq ft industrial unit at Team Valley.

“Over the past decade we have worked alongside UK Land Estates on the estate carrying out numerous projects, both new build and refurbishment to assist them in the re-generation of the area, creating some great spaces for business and job creation.
“These have ranged from retail units to industrial space, with the most recent being a new Starbucks Drive drive-thru.”
The new Thornaby unit is now being marketed by Knight Frank and Connect Property North East, with prospective occupiers invited to register their interest ahead of completion.
