Yorkshire developer completes Sherburn2 sale

A Yorkshire property developer is preparing for future growth after completing the final phase sale of a long-running logistics park development.

Glentrool Estates Group has sold 26 acres of consented land at Sherburn2 to Ward and Burke Construction.

The deal marks the conclusion of a 20-year investment by the family-owned business at the logistics and manufacturing park, located near Junction 42 of the A1(M).

Glentrool first acquired the 85-acre site in 2007 and says the completed development has supported significant economic growth across North Yorkshire.

Sherburn2 has helped create more than 1450 full-time equivalent jobs, strengthening the region’s manufacturing and logistics sector.

Bosses say the sale will allow the company to focus on new development and investment opportunities as part of its wider growth strategy.

Glentrool will retain ownership of Sherburn4, a fully let storage site, alongside Sherburn3, a future development location within the area.

Jeremy Nolan, director at Glentrool Estates Group Limited, said: “After nearly 20 years of involvement with Sherburn2, we are incredibly proud of what has been achieved.

“From the construction of Cromwell Polythene’s building in 2018, through to the partnering of the East Phase with Firethorn in 2021, we have been instrumental in delivering 710,000sqft.

“This final transaction with Ward and Burke Construction Limited demonstrates Sherburn2 has been a resounding success.”

Lauren O’Toole, director at Glentrool Estates Group Limited, added: “Ward and Burke Construction Limited have been excellent partners to work with, and we’re delighted they will be bringing their Yorkshire Water operations to the site.

“This deal brings our Sherburn2 chapter to a close at the perfect time and puts us in an excellent position to move the business forward, focusing on identifying new investment opportunities for our portfolio and exciting new development sites across Yorkshire and beyond.”

Ward and Burke Construction, which works on major Yorkshire Water contracts, will now work with North Yorkshire Council to adapt the planning application to meet its operational requirements.

Niall Flood, project manager at Ward and Burke Construction Limited, added: “We are delighted to have found a site that perfectly fits our operational needs and will enable us to effectively deliver on our contract with Yorkshire Water.

“The location provides excellent connectivity, while the consented land offers us the flexibility to develop facilities tailored to our specific requirements.

“We look forward to working collaboratively with North Yorkshire Council to bring the site forward and to becoming part of the thriving business community at Sherburn2.”
