Plans for Burtree Garden Village scheme progress
A housing and regeneration scheme on the outskirts of Darlington has taken a significant step forward following a new partnership agreement to deliver hundreds of homes.
Hellens Group and Homes England have appointed Lovell to build the first phase of housing at Burtree Garden Village, a long-term scheme set to transform the area over the next two decades.
Lovell will deliver 261 homes as part of the opening phase of the development, which aims to create a sustainable, design-led community focused on green space and infrastructure.
Burtree Garden Village is expected to provide more than 2000 homes alongside up to 200,000 sq m of employment space, retail facilities and community facilities.
Officials say the first phase will include 750 homes, a 20-acre public park and extensive green infrastructure, with almost half of the overall site designated as open space.
Plans also include sustainable transport links and improved connectivity across the development.
Gavin Cordwell-Smith, chief executive of Hellens Group, said: “The exchange of contracts with Lovell is an important milestone for Burtree Garden Village.
“We are creating an exciting new community at Burtree Garden Village and we are delighted to have appointed Lovell to help deliver the first phase of new homes.
“Lovell have embraced the design code for the new village which all developers have to adhere to and we look forward to seeing the delivery of their high quality homes from 2027 onwards once they have secured planning consent.”

“Therefore, working in collaboration with Homes England and Hellens Group, we know we have the chance to create something special here together and we give our total commitment to make it happen.”
Homes England has committed £43 million towards infrastructure works, including highways, transport and landscaping, while Darlington Borough Council is supporting the project through land contributions and strategic oversight.
