Bellway buys land for 300-home Bromham scheme

A housebuilder has acquired land in Bedfordshire to deliver a new residential development featuring more than 300 homes.

Bellway has completed the purchase of a 42-acre site in Bromham from Rainier Developments, with Robinson & Hall involved in the transaction. 

The development already has outline planning permission and will comprise more than 300 homes, with 30 per cent designated as affordable housing.

As part of the scheme, Bellway will provide land for a new GP surgery and make contributions towards local education, transport and healthcare infrastructure.

The housebuilder will now prepare a detailed reserved matters application for submission to Bedford Borough Council later this year. 

Paul Smits, managing director for Bellway Northern Home Counties, said: “We are looking forward to finalising our detailed plans for a new development in Bromham, which will provide over 300 new homes for the local area. 

“This will include 30 per cent affordable housing with a mix of affordable and shared ownership homes available.

“The project will include significant open space, including play areas, a teenage shelter, and informal open spaces as well as footpaths and cycle paths linking the new homes with the existing village. 

“Existing trees and hedgerows will be retained and enhanced, and we will also be providing land for a GP surgery.

“We will also be paying more than £4.5 million towards local infrastructure as part of the planning agreement for the development. 

“More than £3.8 million of this is for education, early years and SEND, while there will also contributions towards bus services, health services and roads. 

“A further investment of over £4.5 million will be made through the Community Infrastructure Levy.

“Subject to planning consent, we hope to start construction work on site next spring.”

The acquisition marks Bellway’s first land deal with Rainier Developments, which secured outline planning consent for the site.

David Jones, from property and land consultancy Robinson & Hall, which acted as agent for the landowner, added: “This site was sold to Bellway by local farmers who have owned the land for three generations. 

“We brought the landowners together with Rainier for planning expertise and then arranged the sale to Bellway once planning consent was achieved.

“We work on behalf of many farmers and landowners across the country and specialise in assisting with development projects such as this. 

“Working with Rainier and Bellway has helped our clients to release much needed funds for reinvestment into their family farming business, while bringing local significant investments to Bromham and to Bedford Borough.”
