Plans approved for pioneering residential development
A landmark Yorkshire regeneration project is set to breathe new life into a former industrial site after securing planning approval.
Yorkshire Water and sister company Keyland Developments have received consent from Bradford Council for Esholt, a 180-acre development that will repurpose redundant land surrounding the Esholt wastewater treatment works.
The development will combine up to 100,000sq metres of sustainable commercial space with 150 energy-efficient homes, alongside new green spaces, walking and cycling routes and community facilities.
Designed to maximise the reuse of heat, power and water generated by the treatment works, the commercial element will target businesses in sectors including biotechnology, while the residential development will offer a mix of homes ranging from one-bedroom maisonettes to five-bedroom detached properties.

The nationally recognised masterplan, which features in the RIBA Plan for Use Guide, will now move into its next phase, with Keyland seeking a development partner for the commercial scheme and a purchaser to deliver the residential element in line with Esholt's sustainability ambitions.

The project team includes architects Tate & Co and natural environment and sustainability consultants 3 ADAPT.
