Plans approved for 49-home Tunstall scheme

Planning permission has been granted for a new housing development in Sunderland that will deliver 49 homes as part of the city’s wider growth plans.

Homes by Esh has secured approval from Sunderland City Council for its Burdon Road scheme in Tunstall, strengthening the County Durham housebuilder’s presence within the South Sunderland Growth Area.

Located around four miles from Sunderland city centre, the development will comprise a mix of three and four-bedroom detached and semi-detached homes.

The plans include a number of house types already featured at Homes by Esh’s Collier Gardens development in Houghton-le-Spring, including The Juniper, The Magnolia and The Laurel.

Dale Morris, technical director at Homes by Esh, said: “Securing planning approval for our Burdon Road development is a significant milestone for the team and a positive step forward for housing delivery in Sunderland.

“Our focus has been to design homes that not only meet the needs of modern families but also integrate seamlessly with the local area and its long‑term growth plans. 

“With sustainability, energy performance and community at the heart of the scheme, we look forward to bringing these homes to life and working with local partners to generate real economic benefit for the region.”

The scheme forms part of Sunderland City Council’s masterplan for land north of Burdon Lane and has been designed to meet the 2021 Building Regulations Uplift.

Homes will incorporate energy efficiency measures including enhanced insulation and ventilation, solar panels, electric vehicle charging points and smart thermostats.

Plans also include a Suitable Alternative Natural Greenspace (SANG), alongside a ten per cent affordable housing contribution and a ten per cent biodiversity net gain.

The planning decision marks the latest milestone in Homes by Esh’s expansion across the North East.

From its Bowburn headquarters, the company is currently building 35 homes at Collier Gardens in Houghton-le-Spring and 41 at Bluebell Gardens in Trimdon Village, while also progressing developments at Havelock Park, Blackwell Grange, and Hurworth Meadows in Darlington.
