Flagship industrial site set to be transformed

A flagship Team Valley industrial site is undergoing a major transformation as part of a £35 million programme of investment.

UK Land Estates has started refurbishing its 12-acre Seventh Avenue site in Gateshead, which it acquired last year, with completion expected in early 2027.

Preparatory work began in June and has gathered pace over the summer, with the existing 180,000sq ft building being renovated to create more energy-efficient business space.

Improvements include rooftop solar panels, energy-efficient insulated cladding and provision for electric vehicle charging, aimed at cutting occupiers’ energy costs and carbon emissions.

The project will also create a new 107,000sq ft building featuring dock and level-access doors, large yards suitable for articulated lorries and a 2MVA power supply.

UK Land Estates is retaining land at the rear of the site, where plans include a further 40,000sq ft unit.

The Seventh Avenue project forms part of the company’s wider £35 million package of upgrades across its portfolio over two years.
